Clarkin Road complex

Council provides 400 quality affordable units at various complexes throughout the city. These are available to successful applicants who meet the current eligibility criteria. The complexes vary in size but all provide a secure and peaceful living environment which are close to shopping centres or bus routes. They are rented out unfurnished although a stove and heater are provided. Tenants are expected to supply their own drapes and furniture.

Council still retains a few bedsits which have communal laundries but generally the units are self-contained with a single or double sized separate bedroom. There is limited parking available at most complexes which is on a 'first come first served' basis. Where there are carports available there is an extra $5 per week charge to secure one. Visitors must park outside the complex.  

Who qualifies?

In order to qualify for housing with Hamilton City Council, applicants must meet all of the following criteria:

  • Be a New Zealand Citizen or hold permanent residency
  • Be 60 years of age or older (in the case of a couple both must qualify)
  • The bulk of an applicant's income to be from a permanent benefit
  • Be retired from full time work
  • Have assets of less than $25,000 for a single applicant and $45,000 for a couple, this includes all wages, overseas benefit, private superannuation and income derived from a family trust
  • Be in need of long-term accomodation
  • Demonstrate the ability to live independently
  • Provide evidence of a good tenant history and/or credit rating.

How much is the rent?

Livingstone Avenue complex

Hamilton City Council aims to keep the units as affordable as possible but rents will be reviewed in line with the LTCCP process and current policy. The current rental rates are: 

  • Bedsits - $65 - $70 per week
  • Single size bedroom unit - $79 per week
  • Double size bedroom unit - $90 per week
  • One bedroom unit - couples - $111 per week
  • Two bedroom unit - $135 per week (There are only two of these designed for those in need of permanent on-going care, extra criteria applies)

A bond is required equivilent to three weeks rent and rental payments are expected to be paid two weeks in advance.   

How to apply:

An application pack can be obtained from either the ground floor reception of the Council Building or by contacting the housing staff via the telephone numbers or email link below. No application will be processed unless it has been completed in full and all of the necessary supporting documentation has been provided. Please note: the application is a statutory declaration and must be signed by a duly authorised person eg: Justice of the Peace, Solicitor or Duty Registrar.

Hamilton City Council reserves the right to decline any application and may need to obtain/confirm information prior to the commencement of a tenancy or at any stage during a tenancy.
