The Central Waikato River Stability Management Strategy 2008-2058 been developed to provide a coordinated strategy for managing the stability of the Waikato River between Karapiro and Ngaruawahia - and has highlighted the need for more careful and watchful management of areas immediately alongside the river.

What is it?
The strategy is the culmination of a multi-agency project aimed at addressing river instability hazards of which Hamilton City Council was a member. It has been developed collaboratively between Hamilton City Council, Waikato District Council, Waipa District Council, Tainui, Mighty River Power and Environment Waikato, and concentrates particularly on the potential effects of river bed erosion and river bank instability. One part of the project has involved the identification of areas adjacent to the Waikato River which are potentially subject to erosion hazard over the next 50 years.

What does this mean for affected property owners?
Under the Local Government Official Information and Meetings Act 1992, Hamilton City Council has an obligation to bring the hazard information to the attention of affected property owners, and to put this information on relevant property files. This information will be available for people who apply for a land information memorandum (LIM) from Council, prior to purchasing a property.

Owners of properties which bound the river are already required to obtain specialist engineering advice prior to undertaking work on their site. This requirement is in line with outcomes contained in the new strategy.

Who do I contact to get a copy of the report that has been done?
The report is available on this webpage or, if you would like further information, you can request a CD with the relevant reports and management strategy by ringing 07 838 6677. Alternatively the material can be viewed at Hamilton City Council.

Why has it just happened now?
This is a culmination of a number of years' work. Hamilton City Council is a partner in the management strategy and is bringing this to the attention of property owners.

What if I disagree with the report?
The report was written by experienced Geotechnical Engineers. If there is information you believe would be useful to know then please contact Murray Mulholland at Environment Waikato, ph 859 0743.

Where do I make a submission on the report?
The report is final and we will not be receiving submissions as such. We are presenting the report at a public meeting on 26 February 2009 at Hamilton City Council Reception Lounge, Garden Place at 7.30pm.

Is my property in danger of landslip?
If you have any immediate concerns regarding the stability of your land at the present time then you can contact Hamilton City Council on 07 838 6677. However, if you have concerns regarding the future stability of your property you will need to contact a Geotechnical Engineer and they will be able to assist.

Will the information contained in the LIM affefct the value of my property?
Hamilton City Council is unsure whether this will affect the value of your property. We suggest you seek independent advice. The Council is obligated to place this information on the property file under the Local Government Official Information and Meetings Act 1992.

What criteria will I have to meet so that I am able to build or make alterations to my property?
Every property has its own characteristics; Currently home owners who live near the river have to provide specialist reports before they can build or develop near the river. We suggest you contact the Building Control and Planning Guidance departments at Hamilton City Council for assistance. The contact number is 838 6699.

Will there be any additional costs in the Building Consent process now if I want to build?
