All properties in Hamilton have now been revalued, effective from 1 September 2009, and the new valuation notices have been sent.

What's happening?

All properties in Hamilton are revalued by Quotable Value every 3 years.  Properties can also be revalued as a result of a subdivision, property amalgamation or building consent.

What was the result of the 2009 revaluation?

For residential properties, the overall Capital Value increased by 1.17%. There was a decrease in the overall Residential Land Value of 2.10%. Please note that this is an average across the city. The various areas within the city have been affected differently, based on sales and other data specific to the location.

The average Capital Value for residential properties is $334,520. The average land value is $160,239.

Understanding your Rating Valuation

So what does that mean for the rates I pay?

Your land value determines the rates you pay. You'll pay more rates if your land value has increased above the average increase for your type of property, and less if you're below that. If your values are similar to the average for that type of property, there should be no significant change apart from any annual general increase which Council may approve. Rates will be based on the 2009 Valuations as of 1 July 2010.

Will there be much of a change?

It depends on your property's new valuation compared to the average increase - some people will pay more rates, some less, and some will stay about the same. We'll send a letter in May to everyone whose proposed rates are expected to increase or decrease by more than 10%. This will tell them how their property value has changed and their proposed rates change.

What about those with smaller changes?

From the middle of May everyone will be able to look up their property on this website and view their property valuation, current rates and proposed rates for the year from 1 July 2010.

Does Council get more money from the revaluations?

No. Council collects the same amount - the total rates 'pie' is just divided up differently among all properties in the city depending on their valuation compared to the average.

Anything else?

Council sets its rates each year as part of the Annual Plan process. Your individual property revaluation will feed into that. For the 2009/10 Rating year, the average Residential Rates Increase is 4.31%.
